Questions people ask
How do real estate agents price a home?
From comparable sales: recent sales of similar homes nearby, adjusted for differences in size, condition, updates and lot, together with the homes on the market now and how fast homes are selling.
Why is my online home estimate different?
Utah does not publish sold prices, so online tools have less to work with here, and they cannot see inside your home. Agents use sales records from the local MLS.
What is a CMA?
A comparative market analysis: the report your agent prepares from recent comparable sales and current listings to suggest a price. Ask for one free on this site.
Should I price high and come down later?
Most interest comes in the first weeks a home is on the market. A price above what the sales support can mean fewer showings in those weeks, and a later price cut is seen by every buyer watching.
How often should we review the price?
We review it with you every week in your seller report, with showings, feedback and views, and talk about it if the activity is not what we expected.
Can I see the comparable sales?
Yes. Your agent goes through every sale used, with the reasons each was chosen and how it was adjusted.
